Estimating/Budget Preparation Early in the development process, Pacific Empire Builders principals and experienced project managers work with our developer clients to prepare construction cost estimates and establish a detailed hard cost budget.  Identifying budget busts early in the design process allows the client time to direct the design team to make changes that will bring the construction budget in line with the developer’s pro forma.

Constructability & Design Reviews/Value Engineering:  The best time to identify cost saving options is prior to construction during the design phase.  Pacific Empire Builders works with the client and design team to review the constructability of the project and to provide feedback regarding material selection and construction details that will reduce costs while maintaining the desired aesthetic and quality objectives.  Value engineering begins in the design phase and then continues throughout the life of the project.  Our company philosophy stems from the understanding that savings from construction costs flow down to our client’s bottom line.

Planning/Scheduling:  Time is money.  Our project managers and superintendents develop a project critical path method schedule early in the conceptual design stage.  Once approved by the client, this schedule becomes the baseline project schedule used throughout construction to monitor progress.  Careful planning and scheduling prior to construction commencement is critical to delivering projects on time to meet our clients development goals.
